Today, we are having this talk because I wanted to tell you that we do no income verification loans and no documentation loans.
You may be asking, “Do you really do these?”
Here’s the thing. We’re focused on the deal, but we’re hyper-focused on the property. We want to make sure that borrowers can pay us back but, most importantly, that properties can pay us back.
We’re really not as concerned about someone’s personal income because, ultimately, the property is paying us back. So, that’s why we’re pretty flexible about how we document deals.
If a person doesn’t verify all their income, that’s fine. If they can only provide us with leases, that’s fine too. Really!
We’re looking for the customer to let us know what documentation they can give us to document the loan. But we’re using a common-sense approach.
There are no hard and fast guidelines on the documentation that’s needed, but we definitely offer no income verification and no doc loans.
In fact, we do a lot of these loans. Tons of them!
