Jack: We’re here to tell you on commercial and investment lending we have no seasoning. Most lenders have—
Marcy: At least three months.
Jack: I think a lot of them have a year. Some of them—
Marcy: Yeah, well, I mean on the single-family homes, but the commercial, it could be more work.
Jack: All commonsense portfolio lending. It stays in our portfolio, so we make our own decisions. You’re looking at the decision makers here. So, if we like a property and you just bought it for, let’s say, 50 grand and it’s worth, I’m exaggerating, 250 grand, we’ll finance it, and we’ll use that 250 grand as value. It’s common-sense underwriting. So, it doesn’t happen all the time, but we do a ton of deals with no seasoning, right?
Marcy: Yeah, we get, I mean it’s very like those are the small investors that we work with, and a lot of lenders won’t do that. You know we’ll do that. I mean if you pick up a property and it all needs, let’s say, 30,000-40,000 in rehab, we don’t care. You get the property, we close, you do it in 30 days, and you can flip it. We have no seasoning, it doesn’t matter.
Jack: Minimum property value 250,000.
Marcy: Yes, we do have that, and we do have our loans. We work with the borrowers, sometimes we do want a certain amount of interest in the loan before you paid off, but we work with everyone, and we tailor the deal to the situation.
