Jack: Okay, Michael Kelman, tell everyone exactly what happened. Don’t spare anything in the last 10 minutes.
Michael: We have a broker who has a deal for a good investor, a client of his who went all the way to closing with a lender that was actually acting as a broker. The deal fell apart; they’re getting ready to lose $40,000 of their deposit. They need to close Monday. Today is Wednesday; it’s about 3:30. So we’re going to do that deal. It’s a purchase of an investment property, $180,000 purchase. They only needed to borrow a $100,000 loan amount. If no one helped them, they were going to lose $40,000 Monday morning. So, we’re gonna do the deal. We’ll close in four days, and we’re saving their life, saving our broker’s life, and that’s what we do.
Jack: A couple questions. I just wanna milk this. I gotta milk this. Listen to me. If I don’t milk it, no one’s gonna milk it.
Michael: It’s exciting. It’s exciting.
Jack: It’s exciting.
Michael: It’s a lot of work for us, but this is what we like to do.
Jack: Where’s the property?
Michael: Nashville, Tennessee.
Jack: Okay, you came into my office. How long ago, approximately?
Michael: Half an hour ago.
Jack: Okay, and you said, “Can we do this? Can we get it to close quick?” What was our instant saying?
Michael: Let’s do it.
Jack: Okay, I said go see Marcy.
Michael: Yeah.
Jack: Marcy said?
Michael: Okay, we’ll do it, we’ll—
Jack: We’ll do it. So, they went with someone who said they were a lender, and they dropped the ball at the last—
Michael: Yeah, for 25 days, they went— they were there, saying that they have everything, they have the money, have the money, have the money. Now, the property was supposed to close tomorrow; they—you can’t find them.
Jack: So, they disappeared. Do we know if they paid them any money up front?
Michael: I don’t want to say, I don’t know for sure.
Jack: Got it, but we’re doing the deal.
Michael: We’re doing the deal.
